    'Bedek Bayit (בדק בית)' literally translates to 'home inspection'. The bodek, or individual performing the inspection, will meticulously inspect the home to ensure that it has been built according to the current construction standards. After the bodek completes the inspection, they will provide the homeowner with a report of their findings. Depending on the homeowner's contract, this document may be presented to the kablan (contractor) to fix any existing issues.
  • When Should I Schedule A Bedek Bayit Inspection?
    The most ideal time to schedule a home inspection in Israel is when the keys are given over (and even before if the contractor allows). Most contracts for new homes indicate a specified amount of time that the contractor is obligated to rectify any structural errors. The inspection will go more smoothly if the family has not yet moved in and accessibility inside the home is unobstructed. Additionally, if serious repairs need to be performed, it is best to do this before anything is inside the home. With that being said, a bedek bayit inspection can be performed at any stage. This can range from a brand-new home to a home that has been lived in for many years. It is never too late and always a good idea to make sure that your residence is built up to code.

    If you are interested in buying a previously built home, you absolutely can, and should schedule an inspection before purchase. This will ensure that you will not encounter any unknown issues in the home you may live in. The inspector will provide you with a written report of their findings which will possibly help you negotiate the final price of your home.

    Every final report can be written in both Hebrew and English so that both the homeowner and contractor fully understand. The report is explained to every homeowner and we are happy to answer any questions you may have.

    While it is not a legal requirement to have your home inspected, it is very strongly recommended. You invested in your home and you should receive the best possible product. If there are issues, it is important to address them and fix them as soon as possible.
